FULLY MANAGED OR INTRODUCTION ONLY, WHAT IS THE DIFFERENCE?

A ‘fully managed’ service basically means that we will take care of the day to day running of the apartment so the tenant will not get your contact number, we will act as the only point of contact on your behalf. We will also collect the rent and ensure it’s paid into your account, on time every month.

Unlike the service most agents offer our package is 100% fully inclusive and includes the following with no hidden charges:

  • Produce tenancy agreement, section 21 and key log
  • Extensive advertising on all major web portals such as rightmove.co.uk and findaproperty.com
  • Property uploaded onto nearly 40 other national web portals, more than any other agent

  • Intensive character, employment and financial referencing on all prospective tenants
  • Photographic and video inventory
  • Deposit paid into the Deposit Protection Service in line with government legislation
  • Full check in and checkout reports for every tenancy

  • Rent collection, all rents are then paid into your nominated bank account same day

Our ‘Introduction Only’ service means that once the tenant has moved in they will be issued with your telephone number and home address so if they have any issues with the apartment they will contact your directly.

WHAT IS RENTAL GUARANTEE

We provide FREE rental guarantee to all our landlords that choose our managed service. This means that should your tenant run into difficulty paying their rent during the tenancy the insurance kicks in and you are guaranteed your rent for the remainder of the tenancy. 99% of estate agents charge extra for this service, we include this for FREE to ensure our landlords use us again and again.

DO I NEED A HOME INFORMATION PACK (HIP)

Home Information Packs or HIPS were suspended as of 21st May 2010 so landlords and vendors no longer need to provide them. Energy Performance certificates are still required.

DO I NEED AN EPC?

Since 1ST October 2008 it has been a legal requirement for all landlords to have a valid EPC for their property before it can be let or placed on the market. An EPC is valid for 10 years from the date it is issued. It can be used for multiple tenancies within that period. HOW MUCH DEPOSIT WILL THE TENANT PAY?

There is no law that dictates how much deposit should be taken. We take a deposit equal to one month’s rent plus £100. So if the rent is £600 per calendar month, we will take a deposit of £700.

DO I NEED TO PROVIDE AN INVENTORY

With the introduction of the tenancy deposit scheme it is highly recommended that a photographic inventory is prepared at the start of each tenancy. Should there be an discrepancies at the end of the tenancy when the tenant comes to move out it is almost impossible to get reimbursement from the deposit scheme without this as proof to illustrate how the property was handed over to the tenant when they moved in.

We include a free photographic inventory with every property we manage. 90% of agents will charge you extra for this.
